Q. Carlton Landing looks reminiscent of Rosemary Beach, 30A and Seaside, FL. Are they related?
A. Kind of. Carlton Landing is a new resort town on Lake Eufaula in southeast Oklahoma that was designed by DPZ, the town planning firm who created Seaside and Rosemary Beach. Therefore, not surprisingly, the resemblance + why some call it “Seaside of Oklahoma”. Until recently the newest town in Oklahoma (Hochatown just incorporated), it was designed according to the tenets of the New Urbanism (which the Florida resort communities are also built on). Residents of Carlton Landing enjoy a walkable community that offers major amenities within a five minute walk of their residence.

Q. How far of a drive is it from where I live?
A. Only 3 hours from DFW, 1.5 hours from Tulsa, 2 hours from OKC & 2.5 hours from Fayetteville, this charming lakeside town makes for a perfect drivable getaway.
Q: Is Carlton Landing family friendly?
A: 100% yes! Our kids are 9-14 and our good friends’ kids are 3-10 and we all LOVE going! It is safe, small, & easy to navigate. The kids love the freedom to run free like we did when we were kids.
Q: When is the best time of year to go to Carlton Landing?
A: That totally depends on you. I love every season for a different reason.
In the summer, I love the bustle of activity and kids EVERYWHERE. I LOOOVE meeting all the people! So much excitement in the air and fun to be had. Swimming, boating, building sand castles. Green EVERYWHERE. Everything is open. But it’s hot as hades & playing bocce ball at noon is it’s own detox session (which isn’t the worst thing, really;).
I personally love spring and fall the best. Green is bursting or leaves are turning. Yes, the water’s not as warm for water activities, but my kids’ blood runs hot so they still swim! Plus there’s the hot tub. But I love the mild weather for all day adventure. Serene fishing, pickle ball without sweating buckets and no crowds. I love summer crowds and swarms of kids at every turn but there’s something restorative about the quiet of the slow months.
And there’s winter. Oh winter. A bit of a ghost town except for special weekends (Bonfire in the Borough/Home Tour, Friendsgiving & New Years), I personally love the solitude. The Lodge is extra cozy for the season & decorated for Christmas. It’s hibernation time, sleeping in, fishing, reading books, hot soaks at night, and slow walks on mild winter afternoons. It’s beautiful in its own right. And an especially needed peace to offset the dash of the holiday season.
Q: Is it wheel-chair friendly?
A: Generally, I’d say not so much. You would have parking challenges and uneven gravel roadways to make it rough. There are laws that businesses must be, but thinking about The Meeting House, I think they have a ramp on the back. Mama Tigs is wheelchair friendly. But generally would be hard for a wheelchair to navigate even though they probably pass the guidelines.
The Lodge has a low front porch and if you brought your own ramp, it would be an easy entry. I need to measure the threshold into the downstairs master bathroom to make sure a wheel chair could pass through.
Q: Is it stroller-friendly?
A: Totally.
Q: Is there EV charging?
A: Not at this time. Only for golf carts. On a forum, someone shared this:
"Muskogee has Francis chargers at Colton’s. Mcalester has one (not supercharger). Also Muskogee airport I think might have one."
Q: Do you have to drive everywhere or can you walk or rent a golf cart?
A: You definitely will not have need for your car unless you leave Carlton Landing to go into town. The Lodge is conveniently located in the heart of Carlton Landing. Mama Tigs, The Boardwalk pool, The Meeting House, and Swim Beach are all within a couple of easy and beautiful walkable BLOCKS (you don’t measure things in miles here but steps or blocks;). You certainly don’t need to, but if you would like to rent a golf cart, please contact the golf-cart rental services provided in our Guidebook.
With that said, in my experience, having a golf cart is so much fun & although you don’t need it because of The Lodge’s central location & Carlton Landing’s compact size, you will be glad you have it. It will make exploring all over Carlton Landing a fun adventure & part of the memorable experience.
Q: How large is the area?
A: 900 total acres. I’m not sure how much of that is currently developed but my guess is not alot. I do know it’s a growing community. Last I heard, there were 350-ish homes built with an estimated 2-3000 over the course of the next 15 years. It is situated on Lake Eufaula with more than 100,000 acres of surface area & 600 miles of shoreline, so it feels small and vast at the same time.
The Lodge is 2352 square feet. It is currently one of the more spacious homes in Carlton Landing. Because of this, The Lodge holds up to 12 people comfortably.
Q: Is there a nice swimming beach?
A: Yes! The Swim Beach is very close to The Lodge. It is at the bottom of a beautiful and picturesque green hill topped with white rocking chairs. The sand is comfortable to sit on and play in. Most rocks have been removed (it is a rocky part of the country), but there are some large rocks that you might knock your shin into if you aren’t careful. It feels very clean, safe, surrounded by beautiful trees and offers hours of beautiful fun!
Q: Is there a place to rent kayaks or boats?
A: Yes! At the courtesy dock down near the lakeside pool, there is place to rent a kayak, paddleboards, & Lily Pads. We provide 2 kayaks for your personal use at no cost!
Regarding a boat, Carlton Landing Marina doesn’t currently rent boats (it’s just for boat club members) but I provide a number of wonderful nearby marinas for you to choose from. If you'd like to rent your own boat slip in the CL marina, there are limited slips available. We provide the information on that in our Guidebook upon booking.
Q: Is there good fishing at Lake Eufaula?
A: Yes! Especially if you know the best place to fish. I included in my guidebook a well reviewed fishing guide who has a record of helping his customers come home with an EXCELLENT catch!
But if you are just interested in a lazy, peaceful fishing experience with your kids, you can cast a line at the marina. We provide 3 cane polls but you’ll likely want to bring your own bait. I think the stuff I bought is too big for the fish in that area ;) I’m not a fisherman but want to share the experience with my kids that I had growing up.
Q: Are there alligators in Lake Eufaula?
A: No. Lake Eufaula is not known to have alligators like bodies of water in Texas, Louisiana and Florida. I grew up in a town near Eufaula and went to Lake Eufaula a lot growing up. Alligators in water was never something that was even mentioned, so I think you’re safe!
Q: Are there onsite activities offered by the resort? Can I see a sample schedule?
A: Yes & many, depending on the time of year. Summer is jam packed with fun, family-friendly activities you won’t want to miss. The most epic are July 4, Memorial Day, Porchfest, Fall Fest & Halloween. But the winter/fall has some of my favorite events, too, such as Bonfire in the Borough/Home Tour weekend where you get a free family picture with a real reindeer & free smor’s (compliments of eXp Realty Agents Chris Ham & Lindsey Morris) & Friendsgiving weekend before Thanksgiving.
Outside of the “big event” weekends, there are lots of really fun “small” events that add to the wonder of Carlton Landing, such as Family Movie Night, Movie Under the Stars on the lawn (next to Mama Tigs), Parents Night Out, Grown Up Game Night, Karaoke & Trivia Night, Arts & Crafts, Pop Up Shops, Outdoor Live Music at The Meeting House, Rise & Shine Yoga, Singer + Songwriter Showcase, St. Patty’s Party, Sawdust Dance, New Years Eve party and Kids Easter Egg Hunt.

Q: What family friendly activities are there?
A: Besides all the incredible family friendly events & activities mentioned above, there are a lot of activities I share in my Guidebook (shared with guests after booking). Others are Pickleball, tennis, basketball, bocce ball, ping pong, swimming in the pools & at the beach, boating/skiing/tubing on the lake, wheeling around on bikes, scooters & one wheels (BYOWheels), hiking on (& off) trails, a playground, Firefly Park, Redbud park, Secret Pistache Park, and more.
Honestly, the homes are SO beautiful and incredibly designed that I love simply walking around the area. We love walking through homes currently under construction- it’s a game to guess what room is where!
And of course that’s not even mentioning all that’s provided in the Lodge: board & card games, dominos, puzzles, (TONS of) legos, Lincoln Logs, Calico Critters, Foosball, Karaoke, a Retro Nintendo game console, poker, etc.
Q: Does Carlton Landing have a lot of restaurants?
A: No. Carlton Landing is in it’s infancy still & growing slowly & organically so that it can sustain any businesses that open. We currently have Mama Tigs Pizza, The Meeting House (for coffee, alcoholic beverages, soups, salads and simple meals), The Food Truck Park & The Pantry. As we build the new marina & the Water Street live/work development, we’re hopeful more restaurants and shopping is soon to come!
The Food Truck includes Bud’s frozen treats (snow cones and ice cream) & an acai bowl truck. Other food trucks come to The Meeting House based on demand. The Pantry has basic grocery items & some ready-made meals/snacks. The hours of all establishments are open depending on the season and busy-ness of the weekend. You’ll want to follow them on Facebook & Instagram for updated hours. All links are provided in the Guidebook.
Eufaula has many restaurants to choose from, for which I detail extensively in my Guidebook along with contact info, location and reviews. Eufaula is about 15 minutes from Carlton Landing, which for us city folk, is a drive we make every day.
McAlester & Checotah (yes, Carrie Underwood’s hometown and no I’ve never seen her- wah!) have some nice restaurant eateries that are detailed in the Guidebook (along with other activities like a drive in movie theatre, bowling and skating). Those two towns are 30 minutes drive from Carlton Landing.
Q: What about shopping?
A: Not much. The Meeting House sells some merch. The Pantry sells basic grocery items (their smor’s pie is GASP amazing!). Eufaula has a few grocery stores + lots of quaint shops. McAlester/Checotah have Walmart & McAlester has some amazing shops on Main Street.
We have a pretty (okay, very) healthy-eating lifestyle & there are certain brands I don’t want to be without (+ I’m a planner) so we pretty much bring all of our food/snacks with us (The Lodge kitchen is decked out to the nine) but plan to eat out a few times while there & can absolutely get what we need from town if I forget something. You won’t starve. You’ll just have to drive to get it.
Keep an eye out for Pop Up Shops off the Boardwalk. Those are super fun & have a wonderful variety of clothing, pet & home products, food, art, etc. The Marina & Water Street development will offer more shopping + a bookstore is in the works!!!
Q: How far is Carlton Landing from the next town?
A: Carlton Landing is 8.5 miles to Eufaula, 28 miles to Mcalester & 26 miles to Checotah. See the above restaurant & shopping questions for what’s there. The Guidebook provides great detail.
Q: How many bedrooms does The Lodge have?
A: 4 + 3.5 baths.
- The downstairs master bedroom has a king SleepNumber mattress with an ensuite bathroom with standalone tub + standup shower & two sinks.
- The upstairs master bedroom also has a king Sleep Number mattress has an ensuite bathroom with only a standup shower & one sink.
- Upstairs also has a bedroom with a queen Sleep Number bed + a normal twin bed.
- The fourth bedroom (upstairs) has a triple bunk. These two non-masters share a hall bathroom which has a tub/shower & one sink with plenty of counter space. Downstairs is also a powder bath for guests.
We have enough beds for 10 people + offer 2 very comfortable trim-fold mattresses that are so comfortable & firm that even adults can have a good night’s rest on them. So, although we can comfortably hold 12 guests (we even have enough dining seats for 12), we officially advertise 10.
Q: Is there a map that shows the entire area and what is where?
A: Yes. I provide a wonderful map in the Guidebook.
Q: Can we rent a boat at the Carlton Landing Marina?
A: Currently, no. There are only enough boat slips for boat club members. But the new marina is under way and will greatly expand the number of boat slips. I provide several wonderful nearby marina options that you can rent a boat from for the day. I provide contact info, location and reviews to help you make your decision.
Q: Does Carlton Landing have a pool & hot tub?
A: Yes! Carlton Landing currently has 2 pools with more in the works. Tower Pool is salt-water with a kiddie pool. Boardwalk Pool is chlorinated & has a hot tub, ping pong & 2 grills.
Carlton Landing builds a pool per a certain number of homes built.
Q. Is the pool heated?
A: No. Boy wouldn’t that be nice!
Q: I’m sold! I’d buy a house there if I could but for now, I’ll settle for some Carlton Landing merch! Where can I load myself up?

Q. What's the nearest airport?
A: The nearest major airport is in Tulsa. However, Carlton Landing has an airfield for those with a private plane. I provide contact info in my Guidebook if you would like to make arrangements to fly in.
Q. Do I have access to Carlton Landing's Fitness Gym?
A: Yes! You can purchase a day pass for $10. Between you and me (wink, wink), I called the fitness club and they said they aren't super strict on the day passes, so you MAY could use the same pass for the entire weekend. They just want to be able to keep track of who is coming and going. You can purchase the Day Pass HERE!
Q: If I want to bring my own boat, is there a place to park it during my stay?
A: Yes! You can either rent a slip at a nearby marina (multiple options provided in Guidebook) or there's a person who rents out spots you can park your boat on during your stay!
He has an enclosed area outside of Carlton Landing near The Overlook for guests to store their boats or just the trailers. The rent is $50/month and you can contact him for the agreement and credit card authorization. (His info is provided in Guidebook)
